The new landlord Mr Lovelace will not do any repairs or improvements so Felix organizes the tenants to have a rent strike.
Victor Buono has his second appearance on the series as Lovelace (inspired by X rated actress Linda Lovelace). He wears a heavy white beard and plays it well as a comical villain, shutting off the heat, water and has their front doors removed. He meets with the tenants and says they can have everything back and no rent increase, causing them all to jump up and cheer. But they will get that only if Felix moves out, then only Oscar jumps up and cheers! Funny scene at the end when we find out who the owner of the building is, Rodney Allen Rippy, a young kid then famous for Jack In The Box hamburger commercials.
