- After feasting on three people and a policeman, four vampires -- Marco (Jose Rosete), Michael (Elias Castillo), Antonio (Victor Zaragoza), and Eric (Michael Rinks) -- decide that the low-rent side of Oakland, California is a good place to live, so they rent a house down the street from three college roommates -- Thomas 'Tom' Castro (Brian Velthoe), Danny Montez (Raul Martinez), and Ignatio 'Nacho' Fuentes (Daniel Landeros) -- and move in during the dead of night. The following night, Tom's car dies on his way home. He decides to walk the two blocks home but takes a baseball bat with him for protection. On his way, he sees two vampires drinking the blood of two thugs. Tom's cellphone starts to ring, and Eric hears it and goes after Tom. Tom is able to fend him off by knocking him out with the bat and accidentally impaling him with it. When Eric begins to disintegrate into dust before his eyes, Tom runs the rest of the way home and tells Danny and Nacho that he's just killed a vampire. Danny believes him, but Nacho doesn't buy it. Michael also runs home to tell Marco and Antonio about Eric's demise, and the three of them vow to find the human who killed Eric and who is now witness to the fact that vampires do exist.
The next day, Danny notices a van parked outside of the house. The van has been there since last night, and he wonders whether the vampires might be in it. Nacho, to prove there are no vampires in the van, grabs a gun and sticks it against the head of the guy sitting there and eating a sandwich. Suddenly another guy sticks a gun against Nacho's head. They obviously aren't vampires (couldn't be out during the day), so the three call a truce and lower their guns. The two guys introduce themselves as Richard 'Rick' Henderson (Todd Bridges) and Dennis Eckers (James M. Logan) and explain that they've been following the vampires who just moved in down the street. Danny, Tom, Rick, and Dennis agree to band together and hunt them down. That night, the police (having found the bat with Tom's fingerprints on it) stop by to question him. Tom makes up a story about the bat and some DVDs being stolen out of his stalled car. Meanwhile, Marco, Michael, and Antonio notice the cop carrying the bat that killed Eric and realize that Eric's killer must live in that house. Michael agrees to be the one to get rid of him. They watch the house until they notice Nacho, who went out to buy food, returning home. Michael stops him by saying that a package with that address was delivered to his house by mistake. His arms full of groceries, Nacho invites him in. Michael comes inside and immediately turns on Nacho, who thinks that Danny and Tom are playing a joke on him. Nacho tries to ward him off with garlic and a crucifix, but it doesn't work. Just as Michael goes for Nacho's throat, Rick comes in and sprays Michael with holy water. Michael jumps out the window and flees. Nacho is now a believer. The five of them plan out their next steps. First, they need to make more stakes by breaking up and sharpening the ends of broom handles. Holy water is placed in every room, and they decide to sleep in shifts so that someone can keep guard at all times until sunrise. Meanwhile, the vampires realize that there are now more witnesses and that they must kill them all...but not that night because 'they'll be expecting us.' Instead, the vampires feed on a college professor and her would-be rapist in the university parking lot and then dump the bodies in the canyon where police find them, along with some tire tracks and footsteps.
The police are stymied. Forensics has revealed multiple blood types at the end of the baseball bat, five of which have been traced to deaths in New Orleans, Las Vegas, New York, and Sacramento, dating back 10 years ago. A fingerprint on the baseball bat (other than Tom's) has been traced to a dead marine whose body disappeared from the morgue 30 years ago. Detective Jim Vance (Chris Angelo) and his rookie partner (Adriel Whitmore) decide to question Tom again and ring his doorbell, asking to come in. Danny immediately jumps up and squirts the detective with holy water. Tom finally decides to tell him about the vampires. Of course, they don't believe a word of it. Background checks on the roommates reveal no priors, but Rick and Dennis both have bench warrants for failure to appear in Sacramento County court, and they are arrested on the spot. The roommates suggest that the detective check out their neighbors, the vampires, and he agrees 'just amuse you.' Vance knocks on their door, but the vampires don't answer. Vance peeks in the window, checks out their Mercedes, takes down the license number, and runs a check on it. Finding that it is issued to Antonio Zagalla from Sacramento County, Vance drives to the address he is given, only to find a rundown and abandoned house. When Vance gets a call from Forensics, he learns that the tire tracks found at the canyon belong to a Mercedes and starts to put two and two together.
Meanwhile, with Rick and Dennis in jail, Tom, Danny, and Nacho must now face the vampires alone. They stock up on stakes, crossbows, and holy water. When night sets in, they head over to the vampires' house. Finding the front door unlocked, they search the house but find no one there. Certain that the vampires have cleared out, they return home. There is a knock on the front door, and Danny looks out to see the rookie policeman standing there. As he starts to open the door, the policeman drops to the ground, revealing Marco standing behind him and holding him up. Danny sprays him in the face with holy water and holds out a blessed crucifix. Marco screams and runs off. Then they hear a window break and turn to see Michael entering the room. Nacho shoots him in the heart with his crossbow, and Michael disintegrates into dust. Thinking that neither Marco nor Antonio can enter the house (having not been invited in), they are surprised to see Antonio walk in from the kitchen. 'When you invite one of us in,' he says, 'you invite us all in,' and starts to advance toward them.
Suddenly Detective Vance leaps in the front door and points his gun at Antonio. He fires four shots, but Antonio keeps advancing until he grabs Vance by the throat. In a united effort, the roommates dispatch Antonio by squirting him with holy water and driving a stake through his heart. Antonio turns to dust. Suddenly, the front door opens again, and Rick and Dennis run into the room. When they hear that both Michael and Antonio have been killed and only Marco is left 'alive', they go looking for him, but Marco has escaped in Antonio's Mercedes. Vance sees two men from the coroner's office carrying out a body bag and rips it open to find the rookie cop turned into a vampire. Vance stakes him.
Later that evening, when all has settled down, Danny retires for bed. He turns out the light and hears, 'Did you think it was going to be that easy?' He turns on the light to find Marco standing there, his face bloodied from the holy water but his fangs still sharp.
