Basically, a young couple (with the woman being in a state of pregnancy) are shown around an out of the way apartment by a woman who seems keen to get them to stay. In fact, she's so keen that she doesn't want them to leave and this is why things quickly turn into a tense, disturbing kind of anti-Pacific Heights.
I don't want to reveal too much but there are some good twists here and the film should keep you on your toes when things get moving along (as they do quite quickly). The violence that occurs is particularly disturbing and nasty, which should please genre fans, and the whole thing retains an atmosphere of gritty displeasure while also being entertaining, a fine balance that is kept right up until a suitable ending.
The acting is fine and everything on a technical level is executed well enough to assure that you have no distractions from the antics of the barmy landlady and her imprisoned prospective tenants. Nothing really stands out as special but everything is just so straightforwardly, and enjoyably, thrilling that you don't need any "bells or whistles".
A very good little piece that deserves to be seen by more people.
